Investor Visa Options

  • 2-year Property Visa: Minimum property value of AED 750,000 (must be completed, not off-plan)
  • 10-year Golden Visa: Minimum property value of AED 2,000,000 — can be across multiple properties
  • Retirement Visa (55+): Property worth AED 1,000,000+ or monthly income of AED 20,000

Key Requirements

  • Property must be fully paid (no outstanding mortgage for Golden Visa)
  • Title deed registered with Dubai Land Department
  • Valid health insurance covering UAE
  • Clean criminal record
  • Property must be residential (not commercial or industrial)

The Process

  1. Purchase qualifying property and obtain title deed
  2. Apply via ICP (Federal Authority for Identity and Citizenship) or GDRFA Dubai
  3. Submit documents: title deed, passport, photo, insurance, Emirates ID application
  4. Processing time: 2–4 weeks typically
